While we consider active market listings, we primarily source deals through non-traditional channels such as off-market properties, foreclosures, probate courts, and auctions. Currently, we are exclusively seeking deals in Southwest Florida with renovation or new development potential. Please submit a deal only if it satisfies the following criteria:
Distressed Single-Family Homes

Ability to expand the structure and/or build an ADU

No historic properties or significant overlay zones

Purchase price below $1,500,000
Land/Lots for New Construction Single Family Homes

Lot size minimum: 4,800 sq ft

No hillside, historic or significant overlay zones

R1, R1V, and AG zones acceptable

Purchase price below $2,000,000 million per lot
Existing Multi-Family Buildings

No lot size requirement
-
Value-add opportunities

Located in the LADBS jurisdiction (Zimas)

No size requirement: 2-units to 10-units
-
R2, R3, R4, RD1.5, RD2, RD3, and commercial zones acceptable
Land for Multi-Family Construction

Lot size minimum: 5,000 sq ft

Located in the LADBS jurisdiction (Zimas)

Zonings: RD1.5, RD2, RD3, R2 and R3 for 2 to 6-unit projects
